Moisture Control
Twenty percent is the figure that lands on the report. Most of what moves it costs less than a single weekend.
Learn about Moisture ControlThe shade is the whole story. Mid-century ranch houses sit under mature canopy on clay, and ground that never sees direct sun holds moisture against a foundation for the greater part of the year.
Betton Hills went up mostly in the 1950s and 1960s, brick ranch houses on curving streets, and the live oaks planted with it are now among the largest in the city. Almost every pest issue on these streets traces back to that canopy and to the age of the houses. Limbs reach roofs, so roof rats do not need to climb anything, and a sixty-year-old soffit gives them an opening once they arrive. Smokybrown roaches breed in the leaf litter and mulch that the canopy produces continuously and come indoors one at a time, to houses that are immaculate, which is a conversation worth having before anybody buys interior spraying. A good share of the housing is raised floor over a crawl space, and those crawl spaces are the other half of the work: original or missing ground cover, vents blocked by sixty years of planting, and grade raised by decades of added beds until wood clearance disappeared. Clay ground under deep shade keeps the whole thing damp, so termites and wood-decay fungus are both routine findings here.
Eastern subterranean termites are native and widespread across north Florida, and a spring swarm around Betton Hills is the seasonal signal worth watching for.
Across Betton Hills the stock is 1950s and 1960s brick ranch, much of it raised floor over crawl spaces, with heavy renovation from the 2000s on. Wood touching soil, whether that is a porch post, a deck footing or a fence rail leaned against the siding, is the commonest invitation on properties like these and also the cheapest thing to put right.
Mosquitoes need less water than people expect near Lake Ella. A saucer under a pot, a sagging gutter, a boat cover and a forgotten bucket are each enough after a week of warm rain, so a walk around the property comes before any spraying.
Some of the deepest shade in the city over clay ground, so crawl spaces and foundations stay damp through most of the year. Subterranean termite swarms across the Southeast tend to follow warm, humid spring stretches, broadly February through May. Homes around Betton Hills see them through that same window.
Home age, foundation type, and how close the problem sits to standing water around Betton Hills all move the number.

It means soil or mulch has come up too close to wooden parts of the structure, and on these streets it is usually the result of sixty years of good gardening. Each new bed, each fresh load of mulch and each bit of edging raises the ground a little, and eventually siding, trim or framing is within reach of the soil or actually buried. That gives termites a route that skips every visible surface. Cutting the grade back down is often the single cheapest thing an owner can do about termite risk on a house of this age.
Yes, and it is extremely common here. A vent smothered by planting is not ventilating, so the crawl space runs at higher humidity than the design assumed and the floor structure stays damp. Clearing a foot or so around each vent, getting a continuous ground cover down and correcting any grade that sends water at the foundation deals with most of it. On some houses the better answer is to close and seal the crawl properly instead, but that is a decision to make after looking, not by default.
The timing points at roof rats rather than squirrels, which are noisy at dawn and dusk instead. On these streets they reach the roof along an overhanging limb and get in at a soffit, a gable vent or a gap opened up where roofing meets an older addition. The work is finding the entry and closing it in materials that hold, plus cutting the limb bridge. Trapping without doing that removes the current occupants and leaves the door open.
No, and anyone recommending it is solving their problem rather than yours. The canopy is most of what these streets are worth. Trimming limbs back three to six feet from the roofline, keeping gutters clear, pulling mulch off the walls and sealing the openings gets nearly all of the benefit. Mature live oaks in Tallahassee are also subject to city tree protection rules, so removal is not a casual decision in any case.
Swarms here tend to follow warm, humid stretches between February and May. Around Betton Hills the eastern subterranean termite is the one that shows up most, since it is native and widespread across north Florida. The licensed pros we connect you with inspect before naming a species, not after.
The substructure gets read first, crawl space or slab edge and bath trap, and only then does the cost get written down. You owe nothing for that part of it.
