Clay that holds water plus deep shade plus an earth floor means humidity in the floor structure most of the year, and that is what feeds wood-decay fungus and makes the framing attractive to termites. Sealing it, covering the ground properly and controlling the humidity fixes the underlying condition. Doing it purely as a termite measure oversells it, because termites can still reach a sealed crawl space.
