Two completely different problems wearing the same name. One arrives from the mulch, the other never left the kitchen.
Getting the species wrong is why roach treatments fail. A big reddish brown insect crossing a hallway at midnight and a half inch tan one on a cabinet edge at noon are not the same problem, and the work that clears one barely touches the other. American and smokybrown roaches live outdoors by preference, in pine straw, mulch beds, gutters, sewer lines and the space under a floor, and they come indoors through openings. German roaches live inside, in a kitchen or a bathroom, and they breed there. Confuse the two and the money goes to the wrong side of the wall.
That split decides where the work goes. For the outdoor species the answer is at the shell of the building: the bath trap behind the tub on a slab house, the collars where supply and waste lines come up through concrete, the expansion joint, the weep holes, a garage door corner gone hard and gappy, a door sweep that no longer touches the threshold. For German roaches the answer is inside the kitchen. Bait goes into voids and appliance housings where they feed and shelter, and a follow-up visit deals with what hatched after the first one.
We run cockroach control right across Leon County, whether you're in Southwood, Quincy, Killearn Estates, or elsewhere around Tallahassee. Sandy fill, wood sitting close to grade and water standing in a low corner after a thunderstorm are what keep american cockroaches going in this part of Florida, so those are what the work is aimed at.
The treatment is the same either way. The scheduling and the paperwork are not: residential pest control for a home, commercial pest control for anywhere with customers or tenants in it.
A single large one after dark, near a bathroom or a laundry, is traffic rather than a resident. American and smokybrown roaches are living in the mulch, the gutters or the space under the floor and walking in through a gap, and around here they do it in the two or three days after a downpour. Sealing the opening and dealing with the harborage outside ends it. A canister under the sink kills the one you saw.
Half an inch, tan, two dark stripes behind the head, and out in the open at lunchtime. Daylight is the tell: they only come out in the middle of the day when the hiding places are full, which means the population is well past its early stage. This one lives and breeds in the kitchen, so a perimeter treatment does nothing at all for it. It needs baiting inside the voids plus a follow-up for what hatches after.
Little brown capsules cemented into a cabinet corner, an appliance seam or the underside of a drawer runner. The word cemented matters: these are glued down rather than carried around, so finding them inside the room settles the argument about whether something is merely visiting. It is the single most useful thing to photograph before anybody quotes.
Sticky monitors go into the kitchen and the bathroom, and the catch decides the plan. Everything after this step is different depending on the answer, which is why guessing at it wastes a visit.
For the outdoor species the work is the bath trap, pipe collars, weep holes, the slab joint, thresholds and vent frames, plus pulling mulch and pine straw back off the siding where they are sheltering.
For German roaches, small gel placements go behind and under appliances, into hinge voids, along drawer runners and inside the sink cabinet. Nothing gets sprayed across a worktop or a floor people cook on.
Monitors get read on the follow-up visit two to three weeks later and placements are moved to wherever the catch is. Cleaning and sanitizing around appliances is part of the plan, because grease is the food supply.
Roaches carry material through drains, dumpsters and crawl spaces onto surfaces where food is prepared, and a heavy German roach population in a kitchen is a genuine hygiene issue rather than an aesthetic one. The reason to sort out which species you have is money. An outdoor roach problem is an exclusion job with a perimeter component. A kitchen population is a bait and follow-up job. Neither one solves the other.
Florida issues a certificate to a person, a license to a business location and an identification card to every employee of it. Certificates run a year from the day they were issued and cards renew on the location's own anniversary, so there is no shared expiry date to look up. All of it comes through the FDACS Bureau of Entomology and Pest Control. A card holder doing the treatment is normal and legitimate, and it is reasonable to ask who the certified operator in charge is.
The governing statute is the Structural Pest Control Act, Chapter 482, Florida Statutes, with the operating detail in the pest control rules at Chapter 5E-14, Florida Administrative Code. The Bureau of Entomology and Pest Control enforces both. That is the framework a roach treatment inside your home is carried out under, and it is why the scope of the work is something you can expect in writing.
Plan with these rather than quote from them. For cockroach control, getting at the substructure moves the number further than floor area does, and that is why an honest price does not come down a phone line.

Screening and debris removal get their own line, because burying them is how a quote quietly grows on you. The pricing guide has all of it, including where a policy will and will not help.
Because it is the one sighting that tells you how far along this is. They avoid light and sit tight in harborage all day, coming out once the house goes quiet, so night sightings are normal and say little. One out in the open at lunchtime means the hiding places are full and the population is being pushed into the room, which is a late stage rather than an early one and prices accordingly.
Depends entirely which one it was, and this is the single most useful thing to work out before you spend anything. One big American or smokybrown indoors, especially two days after a storm, is usually a wanderer, and the real question is which gap it walked through. One small tan German roach in a kitchen is a different conversation, because that species does not live outdoors in this climate, so it did not wander in from anywhere and there are others.
It will cost you more than the job would have. The material lands on open surfaces, which is exactly where the roaches are not, and the repellent effect drives the survivors deeper into voids and along shared walls into the next room or the next apartment. What comes back is the same population spread over more rooms than it started in. Bait placed on the runs they already use does the opposite, quietly.
Judge it on the monitors rather than on what you see, because sightings go up for a few days at the start as dosed insects come out of harborage, and people cancel perfectly good programs at exactly that point. Two to three visits across four to six weeks is normal, with a clear fall after the first. Still catching adults at week six means the placements need reviewing, not that more product is required.
Because they are two jobs. Dealing with the outdoor species is a perimeter and an entry point, so the first visit lands at an estimated $85 to $145. A German roach kitchen program is baiting inside voids plus the follow-ups that catch what hatches, and it runs an estimated $145 to $295 all in. Kitchen size, access and how long it has been running move both. Guide ranges, not quotes.
Put it to the property manager in writing today and keep the copy, then ask specifically for the units either side and above to be inspected in the same week. German roaches travel plumbing chases and shared walls, so one treated apartment in a block is re-stocked from next door within a couple of months. Section 83.51 puts a repair duty on the landlord for the whole tenancy and it cannot be signed away, though who carries a specific bill still turns on the lease and the cause.
Use an estimated $95–$275 per treatment as the planning band for cockroach control in Tallahassee. Three things move it: how much area gets treated, how hard the substructure is to reach, and whether the yard needs covering as well as the building. The visit that produces the exact number costs nothing, and nothing is added to it afterwards.
