Party one: the operator, who owes you the work

This is a free way to reach pest control help in Tallahassee and across Leon County. The website itself treats nothing. Every job is performed by an independent local operator credentialed through the Florida Department of Agriculture and Consumer Services, which licenses the business location, certifies an operator in charge of it and issues an identification card to each of its employees. Certificates are issued by category, so the categories behind a company's license are what tell you the kinds of work it is cleared to perform. The license, the insurance and the standard of the workmanship belong to that operator, and so does any guarantee given on a job. Ask to see the license and the insurance certificate before anyone opens a tank, the same way you would with a roofer.

Party two: the state, which decides what has to be on paper

Florida does not leave that to preference. A contract for controlling or preventing wood-destroying organisms, termites included, must be in writing, and the rules set out what it has to contain: the licensee's full name and business address, your name and the address being treated, every building covered, the date and the period it runs with the renewal option, the organisms named by their common names with termites as subterranean or drywood or both, whether the work treats an existing infestation or prevents one, the approximate intervals between inspections, the conditions for a re-treatment and for repairs, and the total maximum price with the exact annual renewal fee. A proposal that arrives without those is a reason to slow down rather than to sign. Whatever such an agreement says, it runs between you and the operator who issued it. This website is not a party to it, holds no copy of it, and is in no position to enforce it.

Party three: this website, which is a phone number with pages attached

It is worth being blunt about what this site is. It is a way of reaching pest control help in Tallahassee without ringing six companies, and it earns nothing from you. Reading a page commits you to nothing at all. So far as the law permits, there is no liability here for indirect, incidental or consequential loss arising out of using the site. Read that limit narrowly, because it is meant narrowly: it covers the website. It does not touch any duty attached to work that actually gets booked and carried out, which sits with the operator who did it and with the state rules governing that work. The short notice at the foot of every page says the same thing in more formal wording.

Party four: you, and the two decisions that stay yours

Who you hire and on what terms is yours, and so is whether the number in front of you is fair. Which is why every figure published here is a band rather than a quote. The pricing guide, the calculator and the tables are estimated ranges published so you can budget; they are not an offer and neither side is held to them. The real number follows an inspection of your actual property and the pest actually found. In this market the building moves that figure further than the floor area does, because reaching a bath trap under a slab and crawling fourteen inches over damp sand are different jobs that share a name.

What a page here is, and the one document it can never be

These pages explain how pest control works across Tallahassee and Leon County in general terms, and they are written to be read before you call rather than instead of calling. Nothing here has looked at your foundation. What applies to your own address gets settled on the phone at (866) 829-2897 and, where it matters, after somebody has been under the floor. One document deserves naming on its own: the Florida Wood-Destroying Organisms Inspection Report, form DACS-13645, which is what a lender wants in a sale here. Only a licensed inspector may issue one. No page on this website is one, and no page on this website substitutes for one.

Where doing it yourself stops being sensible

Several pages explain what a homeowner can reasonably handle without help. Read those as background rather than as instruction. Follow the label on anything you buy, because on a pesticide the label is the law. Subterranean termites are the first thing to leave alone, since soil treatment and reading mud tubes correctly is trained work and getting it wrong buys a second problem. The second is a hard prohibition rather than advice: bat evictions and exclusions are not allowed anywhere in Florida from 16 April through 14 August, because the pups cannot fly yet and sealing a roost shut kills them. Inside that window the work is inspection, planning and protecting the inside of the house, with the exclusion done from 15 August. Stinging insect nests and anything reached off a ladder or from under a floor are also somebody else's job.

Where a rule is quoted here, the link beside it goes to FDACS, the Fish and Wildlife Conservation Commission or university extension material, because those are the sources actually worth reading on this subject. Those pages belong to them. We do not control what they publish, when they revise it, or whether a link keeps working. Anything you are about to rely on in a sale or a contract should be checked against the source itself rather than against this site.

These pages go stale, and here is the honest version

They are maintained because it is worth doing, not because a promise is attached to them. Swarm timing shifts with the weather, product labels get revised, and rules are amended without telling anybody. No page here carries a warranty of completeness or accuracy, and the site is offered as it stands on the day you read it. If something on a page matters to a decision you are about to make, ring and ask whether it is still true.

The writing, the layout and the photographs are ours or used with permission. Quote a sentence or two with a link back and nobody minds. Lifting whole pages is a different thing and is not permitted.
