They eat from behind and leave the surface as a thin skin, so what shows is rippling paint rather than anything obviously wrong with the wall. Six things any contract has to contain
Every contract for controlling or preventing wood-destroying organisms in Florida has to be in writing and has to include the licensee's full name and business address; your own name and the address being treated; every building on the property it covers; the date, the period covered and the renewal option; the common names of the organisms, with termites specified as subterranean, drywood or both; whether the work treats an existing infestation or prevents one; the approximate intervals between inspections plus any fee beyond the renewal; the conditions for re-treatment and for repairs; the total maximum price and the exact annual renewal fee, with structural repair costs broken out separately; and signatures from both parties. Where a document is missing any of that, it is not finished yet.
How re-treatment is meant to get triggered
Under Chapter 5E-14 of the Florida Administrative Code, the re-treatment obligation runs within 30 days of written notice, which is exactly why a phone call is such a poor substitute for a dated letter or email. A full proposal should also walk through the initial inspection, a detailed treatment proposal, the complete treatment plan, the agreement provisions, and the continuing agreement or warranty.

A liquid treatment builds a continuous treated zone and generally delivers faster control. Baits create no barrier and generally give slower control, but they suit a property with a well, an area that cannot be trenched, or an owner with pesticide concerns. Maintaining a bait system agreement normally costs more than maintaining a conventional treatment warranty.
What are the three kinds of agreement?
Re-treatment only, which provides further treatment where termites are found during the agreement period with no obligation to repair anything, and which counts as the commonest practice in the industry. Re-treatment and damage repair, which obliges the company to repair, replace or correct damage up to a stated amount for damage occurring after the initial treatment. So re-treatment only will not replace my joist?
Correct, and that is the detail catching people out years down the line. It buys another treatment, not carpentry. Damage repair coverage does exist, not every company offers it, and the structure usually has to meet certain criteria to qualify for it. Ask which one is being sold before asking the price.
How long does the agreement last?
Most agreements run one year from the initial treatment, with renewal following after. A warranty is not a promise termites will never return. It provides for the corrective action written into it, and nothing beyond that.
Do we have to move out during treatment?
A conventional soil treatment is exterior and sub-structural work, so households normally stay put. Interior work at a bath trap or a slab penetration stays localized. The technician provides re-entry guidance for whatever gets applied indoors.
