A mild winter still runs on Leon County clay
Leon County has been building steadily for decades and a great deal of it is framed in southern yellow pine, which is precisely the timber this beetle wants. The infestation almost always begins at the lumber yard or in the stack sitting on the site, not in your house, so when it shows up follows the year the house was built far more closely than anything to do with how it has been looked after.
That ten to fifteen year pattern people notice comes straight out of the life cycle. Larvae can spend several years inside one piece of wood, so a house routinely reaches the age at which the first adults chew their way out before anyone has heard a sound. It is also roughly the age at which FDACS notes most Florida homes show some evidence of wood-destroying organisms, which is worth knowing before somebody reads a report out loud and the room panics.
Two places turn it up here: attic framing and crawl space framing. Both are warm and both are out of sight for most of the year. In a slab house the attic is the entire story, because there is no crawl space framing to check, and an attic is close to the last place a homeowner thinks to go looking for an insect.
Tallahassee's older neighborhoods aren't the only stock at risk, since the same slab-and-attic pattern shows up wherever framing sat through a few humid decades. Out toward Quincy, homes near the Quincy Historic District and the Gadsden County Courthouse carry the same warm, undisturbed attic framing, and the licensed pros we connect you with check those roof spaces the same way, working past Lake Talquin and Quincy Creek along US 90 without ever needing to see a crawl space to find the damage.
Older subdivisions inside Tallahassee aren't the only stock at risk — the same pre-1970s framing shows up wherever growth pushed outward along the same timeline. Southwood, built newer off Capital Circle SE near the Southwood trail network and the stormwater ponds, mostly escapes it, but the aged sawn timbers bordering Woodville Highway toward Lake Munson and Munson Slough don't, and the licensed pros we connect you with check both kinds of framing before assuming a beetle problem is new construction's issue alone.
Southwood and Buck Lake sit closer to standing water than Downtown Tallahassee does, and that changes what shows up around a house through a Tallahassee summer. A pro working Waverly Hills one week and Southwood the next adjusts for the water table, not just the address.

The Look-Alike Worth Ruling Out
Termite activity in a wall. Both generate noise complaints and both live in framing, and there the resemblance stops. Termites leave mud, shelter tubes and nothing you could hear over a television. Old house borers leave oval holes, tightly packed gritty frass, no soil at all, and a chewing sound you can genuinely hear. Getting it right matters, because a soil barrier does absolutely nothing about a beetle that is already inside a rafter.
What Florida Law Requires Before Treatment
Begin by finding the wood rather than treating the house. The sound narrows it to a room, a proper look at exposed framing in the attic or crawl space narrows it to a member, and probing with a screwdriver tells you how deep the galleries run. Chalk-marking the affected pieces before anyone quotes a price keeps the conversation honest on both sides.
Where only a handful of members are involved and you can reach them, the work is direct. Borate or a labeled residual applied to the bare wood, drilling and injecting galleries where that suits, and replacing anything that has genuinely lost section. Framing lumber costs very little next to the labor of getting to it, so a badly tunneled rafter that is easy to reach is often cheaper replaced than treated.
Where activity is spread through framing nobody can get at, the discussion changes and fumigation becomes the only thing that reaches all of it at once. That is a major undertaking, the building has to be empty, and it is very rarely the correct first answer. Get a second opinion before you agree to it, and ask flat out how many members were found active and exactly where they are.
Betton Hills sits on clay soil that holds water after a storm, the kind of ground eastern subterranean termites move through easily on the way to a slab or a crawl space. Older homes near Lake Ella often have pier-and-beam foundations, which give inspectors a clear look underneath. The licensed pros we connect you with check both foundation types the same way, on the same visit.

Slow To Show, Quick To Cost
It works slowly and it stays local, with galleries running mostly along the grain just under the surface before turning inward. One infested rafter is a repair job and nothing more. The harm comes from years of activity nobody noticed in a member carrying real load, so the step worth taking after treatment is having somebody who can judge lost section look at the framing. Keep in mind that the WDO report names this insect but does not report damage, so a report listing it tells you precisely nothing about how much wood has gone.
What Store Sprays Miss Around Killearn Estates
Listening is real homeowner work and it helps. A quiet house, a hand flat on the drywall, and a note of which wall it is and what time of night. Where effort goes to waste is sealing an attic against nothing, spraying inside a wall through a small hole, or setting off an aerosol in the crawl space, all of which happen a long way from the insect. The larvae are inside solid wood, and only material applied directly to that wood, or taking the wood out, gets anywhere near them.
