Sopchoppy is a small town on the Sopchoppy River with the Apalachicola National Forest on one side and river bottom on the other, and both of those sit outside anything a property owner can control. Wildlife has continuous cover, so raccoons, opossums, armadillos and snakes are ordinary rather than remarkable, and any building not sealed will eventually host something. The river bottom holds damp and mosquitoes long after the weather has cleared elsewhere. Housing is mostly older frame construction over crawl spaces plus manufactured homes on piers, which puts moisture and underside access at the center of the work rather than anything sprayed. Termites are active all year on ground that never really dries out, and older buildings with additions, replaced sills and porch rebuilds give them the softer wood they prefer. Getting a ground cover down and the underside closed in does more here than any product applied on top of wet conditions.

Manufactured and raised construction sits alongside conventional build across a lot of Sopchoppy, where the stock runs to older frame houses over crawl spaces with a substantial share of manufactured homes on piers. Skirting, tie-downs and the void behind them are an inspection of their own, and they get skipped by anyone treating the place as though it were on a slab.
Properties by Sopchoppy River sit on ground that drains at two speeds, fast through sand and slow through clay, and the slow half is the one that matters. Damp held against a slab edge for a week is all a colony needs to decide a building is worth entering.
River bottom and forest shade together, so the ground stays damp through dry weeks and termite pressure never lets up. Cold snaps here are brief, so activity around Sopchoppy slows through winter but rarely stops, then picks up again the moment spring warms the ground.

That is the usual pattern here, and the answer is closing the underside rather than trapping repeatedly. An unsealed or damaged skirting gives armadillos, opossums, raccoons and snakes a dry sheltered space with a roof over it, and once it is known it stays known. Proper skirting with a ground cover underneath, secured at the base so it cannot be pushed under, and any utility penetrations closed, removes the reason. Remove what is already under there first, then close it, or you seal an animal in.
More than a newer house in town does. The ground stays damp all year, the forest and river bottom supply plenty of wood in soil contact, and an older house has decades of repairs in softer modern timber that termites reach before they touch anything original. On top of that, most crawl spaces here are earth-floored and unventilated in practice, which is the condition that makes both termites and wood-decay fungus comfortable. An annual inspection is the minimum that makes sense.
Removal on its own largely is, because the supply is continuous. Exclusion is not. Sealing the building, screening the vents, closing in the underside of any structure on piers, capping the chimney and securing bins and feed changes what the property offers, and after that removal deals with what is already inside rather than an endless queue. Spending on removal first and exclusion never is the most common way people end up paying every year.
State rules say the front page of a termite agreement has to name what it actually covers, subterranean or drywood or both. Older and newer construction sit mixed together around Sopchoppy, so ask which of those yours names before you sign rather than afterwards.
