Re-treatment only or damage repair: what is the difference?

Wildlife Watch

Re-treatment only obliges the company to treat again where termites appear during the agreement period, carrying no obligation to repair a thing. Re-treatment plus damage repair adds an obligation to correct damage up to a stated amount, covering damage that occurs after the initial treatment. Not every company offers it, and the structure normally has to meet criteria first.

Re-treatment only, and what that actually buys

This is the commonest practice across the industry, and most such agreements run a year from the initial treatment. Where termites turn up inside that period, the company comes back and treats again. Nothing obliges them to repair whatever got eaten along the way.

None of which is a trick. It is simply the deal, and worth understanding before anybody leans on it as protection for the structure rather than for the treatment.

Out in Bradfordville, where homes along Meridian Road and near Bannerman Crossing sit on bigger, older lots, the line between a re-treat and a repair gets tested fast — termite galleries can run well past a baseboard before anyone in Tallahassee notices the paint bubbling. The same is true off Velda Dairy Road near Killearn Estates, where slab additions butt up against original framing. The warranty follows the colony, not the joist it already ate.

Re-treatment plus damage repair

Under this one the company is obliged to repair, replace or correct damage up to a stated amount, for damage occurring after the initial treatment. Not every company offers it, and the structure typically has to satisfy certain criteria before anybody will.

Two details carry all the weight here: the stated amount, and the start date. Damage already present on the day the agreement got signed falls outside the obligation entirely.

Location matters because clay soil and humidity don't stop at a property line. A slab home near Southwood, with stormwater ponds and the trail network holding moisture close to the foundation, ages an agreement differently than a pier-and-beam house out toward Quincy, past the Gadsden County Courthouse. Tallahassee sits between both realities, and the licensed pros we connect you with price re-treatment and repair according to which one a given address actually faces.

The third option nobody advertises

An agreement may carry no guarantee or warranty whatsoever. Where that applies, the absence has to be clearly indicated within the agreement, which makes it findable to anybody who reads the document. Go looking for it rather than assuming coverage arrived alongside the price.

Six things Florida requires in writing

Every contract for the control or prevention of wood-destroying organisms has to be in writing, and has to include the licensee's full name and business address, your name and the address being treated, every building covered, the date and the period it runs, the renewal option, the organisms named by their common names, whether it treats an infestation or prevents one, the approximate intervals between inspections, the conditions for re-treatment and for repairs, and the total maximum price with the exact annual renewal fee.

A proposal arriving without a diagram on it is the fastest test available. The technician is also required to measure and graph or sketch the structure, so that both the application rate and the price come out right.

The clock, and what a warranty is not

A warranty is not an assurance termites are never coming back. It provides for corrective action as specified and nothing at all beyond that. The re-treatment obligation runs within 30 days of written notice, so a dated notice in writing, with a copy kept, is what actually starts the clock.

Bait system agreements work out as a separate calculation altogether. Maintaining one usually costs more than maintaining a conventional treatment warranty, which is a fair trade where a well sits on the property or an area simply cannot be reached, and a poor one anywhere else.
